Our Story
From Juhu beach to a rooftop in Hadapsar
Oricon started in the 1980s constructing hotels on the beaches of Juhu, Mumbai. Over the decades that followed, the firm moved to Pune and delivered residential and commercial properties known for one thing above all: they were built to last.
Then came a harder question. We are well aware of the ecological state of the planet, and it does not look good. So out of passion for the planet and love for the future generation, we set out to build robust, sustainable homes with technology that integrates perfectly into the home owner's lifestyle.
Scorpio – Fortune Estates is the answer to that question, and the beginning of everything we build next.

Four decades, one direction
1980s
Roots on Juhu beach
Oricon begins with hotel construction on the beaches of Juhu, Mumbai, building a reputation for sturdy, long-lasting structures.
1990 to 2016
Pune landmarks
The practice moves to Pune and various residential and commercial projects are completed across the city, blending traditional and modern construction.
2016
Scorpio breaks ground
An experiment with no precedent and no presales: solar power inside every flat, EV charging at every bay, and a device that had to be invented along the way.
2019
Completed and certified
Scorpio receives its Completion Certificate and becomes Hadapsar's first IGBC Platinum rated residential building, and India's first net energy positive affordable housing project.
2021
National recognition
The Governor of Maharashtra presents the Bharat Leadership Award for Green Entrepreneurship in Real Estate. IGBC adds a National Commendation.
2024
Studied worldwide
IIM Bangalore authors a strategy case on Scorpio, published by Harvard Business Publishing and taught to business students globally.
Today
Beyond one building
The SPDU invented for Scorpio now retrofits existing buildings through Protostar Technologies, while Oricon plans its next solar-powered community.

Four decades in construction, from hotels on Juhu beach to landmarks across Pune. Rajan built Oricon's reputation the slow way, structure by structure, and then bet it all on a building nobody had attempted before. Scorpio was financed without presales, on his conviction that green homes must pay their owners back.

An engineer who refused to accept that rooftop solar could not reach individual flats. When no meter in India could do it, Rahul designed the SPDU from first principles, tested it in his own home, patented it, and installed it for all 24 Scorpio families. That invention grew into Protostar Technologies.

Traditional construction wisdom combined with modern practice. Our buildings from the 1980s are still standing strong, and Scorpio was engineered to the same standard.

We are the first generation to feel climate change and the last that can act on it. Every Oricon decision, from paint to power, is made with the next generation in the room.
Invent when the market won't
When the technology we needed did not exist, we built it, patented it and shared it. Waiting for someone else to solve the problem is not a strategy.
